In today’s rapidly evolving construction landscape, the role of design management has never been more critical. As projects grow in scale, complexity, and regulatory requirements, the demand for effective coordination and specialised expertise is at an all-time high.

Design management bridges the gap between creativity and constructability—ensuring that architectural vision aligns with practical delivery. It encompasses a wide range of responsibilities, from leading teams and managing client expectations to overseeing compliance, mitigating risks, and maintaining project budgets and schedules.

With advancements in technology, sustainability requirements, and off-site construction methods, design management has evolved into a strategic discipline that not only drives efficiency and quality but also delivers significant value to businesses and clients.

As the industry continues to adapt to modern challenges, the Design Manager’s role stands at the forefront—ensuring that every project is innovative, compliant, and designed to succeed. To keep up with the ever-changing landscape we are proud to introduce our very own Design Manager, Bhavani — and it’s safe to say he’s made quite the impression.

Anyone who’s worked with Bhavani knows the passion and meticulousness he brings to everything he does. He’s been a perfect fit for our high-performing culture, and his strong work ethic and keen eye for detail have already left a lasting impression on Newpol. Beyond his drive and dedication, Bhavani’s quick wit and approachable nature make him a true joy to work alongside.

Since joining Newpol, Bhavani has hit the ground running—helping us secure one of our biggest projects to date—Fintona Girls’ School - Performing Arts Centre (PAC). His work ethic, intelligence, and broad skillset are truly commendable.

Newpol's Design Coordinator Kaylee Ellis has been working alongside Bhavani on some of our projects and shares her experience:

We sat down with him to learn more about his unique journey, impressive background, and the experiences that led him to Newpol.

Can you tell us a little bit about your role here at Newpol for those who might not know what a Design Manager's role entails?

I oversee the design process from concept to completion, ensuring every design is technically sound, meets client expectations, and stays within budget and project constraints.

How did you find your path into Design Management?

Early in my career, I noticed a clear gap between the two disciplines—Architecture and Construction Management and wanted to bridge the gap. Combining my background in both areas allowed me to find a niche where I could make an impact. I became a Design Manager and didn't look back.

Can you tell us about your educational background?

I’m originally from the United States before I made the move to Australia in 2010 and worked as a Project Manager. I studied at Michigan State University, where I completed a Bachelor’s degree in Architecture and Construction Management, followed by a Master’s in Construction Management. I’m a registered Architect and a member of the Australian Institute of Architects.

Since joining Newpol what has your impact been so far?

I joined Newpol six months ago as Design Manager, and it’s been an incredibly rewarding journey so far. I’ve had the opportunity to contribute to three major projects—Fintona Girls’ School - PAC, Tintern Grammar’s VCE Centre, and the Cardinia Youth Hub. With over a decade of experience in both architecture and construction, I am able to bring creative and technical expertise to every project.

What does your role at Newpol involve day-to-day?

My role involves close collaboration with achitects, engineers, planners, and construction teams to bring projects to life. Because I understand both design principles and construction methodology, I can anticipate challenges early and develop practical, innovative solutions. Whether it’s proposing alternative materials, recommending sustainable options, or finding cost-effective ways to achieve project goals, I always aim to make sure every design decision benefits everyone involved.

Can you explain the design role functions around a design and construct contract opposed to a traditional fixed lump sum job?

In fixed lump-sum contracts our contract structure is different as we are purely acting as the builder, where we construct and someone else provides the design; as we don’t carry the design responsibility, our input is typically very limited unless we identify a major issue in the design. However, in my role – where I manage the design and build phases as the Design Manager – my involvement increases significantly. We’re taking on a growing number of D&C projects now, and the influx of work is keeping us busy!

How does your knowledge of the National Construction Code (NCC) influence your work?

The NCC sets out the minimum standards for health, safety, accessibility, amenity, and sustainability in building design. Having the knowledge of these regulations helps to drive the design whilst following regulatory compliances. This way, I can make sure our projects not only meet these regulations but exceed their requirements. For example, on one recent D&C project, I was able to adjust the design to minimise risk to adjoining properties, avoiding the need for additional protection works notices. My familiarity with town planning and construction restrictions also helps projects progress smoothly and compliantly.

How would you describe your contribution to Newpol?

At Newpol, I see my role as bridging the gap between design and construction. I contribute an architectural perspective to our projects — whether by designing or redesigning — while always maintaining a construction-mindset. I use both my design and construction skills to support the team, adding value to both our current work and our future projects.

What do you enjoy most about your work?

I really enjoy the dynamic and adaptable nature of what I do—from supporting tenders and developing new designs to modifying existing structures. My attention to detail and passion for problem-solving have driven meaningful improvements: I’ve refined the acoustics design at Fintona Girls’ School - PAC, as well as leading sustainability and carbon-neutral design initiatives across Newpol projects.

What advice would you give to aspiring professionals?

It’s important to understand construction abilities, gain exposure onsite, and truly understand construction techniques, that’s what will help you grow.

Lastly, what are some of the most memorable projects you have worked on throughout your career?

I’ve been fortunate to work across a diverse range of projects — from residential developments and medical centres to museums, childcare facilities, apartments, and schools. One memorable experience was working on the 50-storey Tiara Tower on Haig Street in Southbank.

The largest project I’ve worked on was the Aria Resort and Casino in Las Vegas (USA) — a monumental six-year build valued at $9.4 billion, completed in 2009. The project was a part of the CityCenter Complex and was even rewarded a LEED Gold Certification for its environmentally friendly design. It was one of the world's most technologically advanced resorts and still is!
